VIRTUAL TOUR PROCESS

The virtual tour recording process:

  • It takes about 10 minutes to record each 1,000 square feet.
  • A new 360 image is taken every four feet apart for best results.
  • Virtual tours look best with lights on and with windows open if necessary to create good lighting.
  • Day time photography is best.
  • Clear clutter, maybe put it in the garage for best results.
  • The photos may be examined at your location before leaving the property.


PREINSPECTION RECOMMENDATION FOR SELLER:

Sellers! It is up to you to do a preinspection on your home before listing your property. This is more beneficial if your home is aging or could have some possible defects. These are around $400. The purpose is to help save yourself from some hassles when selling. This will establish what defaults you should repair before going on the market. Some benefits are it will help your sale go faster. The sale has many deadlines to keep up with and a burden could start a round of counteroffers and negotiations with your buyer if repairs or defects are revealed in an inspection. You never know how a buyer will react. This is not required. This is a useful tip that can be applied if applicable.

Aerial videography and photography is the hottest thing out right now in the real estate sector. Agent performs a aerial photoshoot. Agent is FAA certified, and obtains permits and insurance to accomplish the goal.

Aerial sky photography or videography will help you beat your competition or to at least match your competitors in your marketing plan. These are performed with a 4K drone. If weather is not permitted, such as in a constant rainy season, then arial views are captured in your listing from Google's aerial views.

Are open houses outdated? Yes, since everyone can see the photos online they are less motivated to come to an actual open house. Live stream open houses is what I have come up with to take the old outdated procedure and revamp the experience into today's modern era. Everyone spends one third of their time watching videos so this makes more sense. I do open houses if a homeowner wants it.
